Property Licensing
From identifying the licences you need to submitting applications and monitoring them through to completion, we manage the process from start to finish. Our approach is built on years of hands-on experience working with landlords and local authorities, giving you practical, informed compliance support.
Licensing requirements can vary depending on the local authority, property type and occupancy, moreover, they constantly change.
Missed requirements, incorrect applications or overlooked renewal dates can expose landlords and property managers to enforcement action, significant fines and rent repayment orders. That’s why we take a proactive approach to licensing, keeping requirements and deadlines under control.

How it works
Step 1 Assess
Step 2 Prepare
Step 3 Apply
Assess each property to identify the council requirements, the occupancy and which licence applies — mandatory, additional or selective.
Gather the information and documents required for the application, including ownership and property details, plans and certificates.
Complete and submit the HMO licence application to the relevant local authority, including the required fee and supporting documents.
Monitor the application, respond to council queries and provide any additional information or documentation requested.
Step 4 Liaisse
Step 5 Draft
Review the draft licence, councils can attach terms and conditions relating to the management, use, occupation and condition of an HMO.
Step 6 Review & Renew
Keep the terms and conditions under review, report relevant changes and manage the renewal before the licence expires.
Gas Safety Compliance
Keep your property compliant and your tenants safe with professionally managed annual gas safety checks.
Where a property has gas appliances such as a boiler or gas hob, landlords must arrange an annual gas safety check by a Gas Safe registered engineer. The inspection covers the safe condition and operation of gas appliances, pipework and flues.
We help you stay on top of:
Annual Gas Safety Checks — arranging inspections and keeping renewal dates on track.
Early Renewal — checks can be completed up to two months before the current expiry date while retaining the original renewal date.
Safety Testing — including gas tightness, operating pressure and flue flow/spillage checks.
Appliances & Flues — ensuring gas appliances, pipework and flues are inspected for safe operation.
Carbon Monoxide Alarms — checking that required alarms are correctly installed and operational.
Certification & Records — keeping gas safety documentation organised and helping ensure tenants receive the relevant records within the required timeframe.
From scheduling inspections to managing records and renewal dates, we help keep your gas safety compliance on track.
Electrical Safety Compliance
Keep your property’s electrical installations safe, compliant and properly documented.
Landlords in England must have the fixed electrical installation inspected and tested by a qualified and competent person at least every five years, with an Electrical Installation Condition Report (EICR) provided following the inspection.
We can help you stay on top of:
EICR Inspections — arranging inspections with qualified electrical contractors and tracking renewal dates.
Electrical Safety Checks — identifying defects and potential safety risks within the fixed electrical installation.
Remedial Works — coordinating any required repairs or corrective works following an inspection.
Certification & Records — keeping EICRs and supporting documentation organised and up to date.
Tenant Documentation — helping ensure required electrical safety information is provided within the relevant timescales.
Renewal Management — monitoring inspection dates so your electrical compliance doesn't lapse.
From inspection to remedial works and certification, we help keep your electrical compliance under control.
Fire Safety Compliance
For landlords and property managers, fire safety is an ongoing responsibility. We help coordinate fire risk assessments, identify required actions and manage the follow-up work needed to keep properties aligned with relevant fire safety and licence requirements.
We can help you manage:
Fire Risk Assessments (FRAs) — arranging assessments with competent fire safety professionals.
Fire Safety Measures — reviewing requirements for fire doors, alarms, emergency lighting, signage, and means of escape, where applicable.
Remedial Works — coordinating contractors to address issues identified through inspections and FRAs.
Compliance Records — keeping FRA reports, inspection records and remedial works documentation organised.
Ongoing Monitoring — tracking actions, inspection dates and recurring fire safety requirements.
Licence Conditions — helping landlords address fire safety requirements attached to HMO licences and local authority standards.
From fire risk assessment through to remedial works and ongoing monitoring, we help keep your fire safety compliance on track.
EPC Compliance
Keep your properties energy-rated, documented and ready to let.
An Energy Performance Certificate (EPC) provides an energy-efficiency rating for a property and is required when a property is built, sold or let. EPCs are valid for 10 years, subject to the applicable rules.
We help you stay on top of:
EPC Requirements — identifying when an EPC is required for your property.
Energy Ratings — monitoring EPC ratings and highlighting properties that may require attention.
Renewals — tracking EPC expiry dates and arranging updated assessments when needed.
Portfolio Records — keeping EPC documentation and compliance information organised across your properties.
Keep your EPCs up to date, monitor your portfolio and stay ahead of energy-efficiency requirements.
